2. Where to Live Based on Your Badge
Your commute dictates your quality of life. Here is how to match your neighborhood to your employer.
If You Are Joining Microsoft (Redmond or Bellevue) Most employees prioritize a short drive to the Redmond campus to maximize time at home.

Where to look: Redmond (Education Hill) and Bellevue (Bridle Trails) are classic choices. However, Sammamish offers a quiet sanctuary with incredible schools, while Bothell provides excellent value for newer homes.

The Advantage: Living here means you are often minutes, not hours, from your desk. It creates a "campus community" feel where neighbors often share similar professional backgrounds.
If You Are Joining Amazon (Bellevue or Seattle) With the massive expansion of HQ2 in Bellevue, many Amazon employees are shifting their focus away from downtown Seattle.

Where to look: Bellevue (Somerset, Woodridge) places you right in the action. For a balance of luxury and logistics, Newcastle is a hidden gem, often just 10–15 minutes south. Issaquah Highlands is perfect if you prefer a master-planned community feel, while Renton (Kennydale) offers rapid freeway access at a more accessible price point.

The Advantage: You avoid the worst of the cross-bridge traffic while securing a home in an area seeing significant appreciation due to Amazon’s local investment.
If You Are Joining Google (Kirkland or Fremont) Google’s Kirkland campus has a distinct vibe—more relaxed, often more walkable.

Where to look: Kirkland (East of Market, Juanita, Rose Hill) is the obvious winner. You might also consider Redmond (Grass Lawn area) for a fast back-road commute, or Bothell for affordability without sacrificing quality.

3. Schools: The Anchor of Property Value

Budgeting for the Eastside can be a shock if you are coming from a lower-cost market. Here is a realistic framework for what your budget secures today:

$900K – $1.2M: This is the entry point. Expect condos or townhomes in Bellevue, or modest single-family homes in Bothell and Renton.

$1.2M – $1.6M: The "sweet spot" for many professionals. This opens doors to single-family homes in Redmond, parts of Kirkland, and updated properties in Issaquah.

$1.6M – $2.2M: This tier secures larger homes in Bellevue or luxury new construction in Sammamish.

$2.2M+: At this level, you are looking at prime locations. Somerset, West Bellevue, or extensive luxury estates with views.
5. The "Rent vs. Buy" Decision
This is perhaps the most common debate I hear. "Should we get settled first, or buy now to stop throwing money away on rent?"
Here is a simple rule of thumb:

The most expensive mistakes happen when buyers apply "out-of-town" logic to the local market.
